If you've added an ADU, finished a garage, or built a bonus room over the last five years, the central HVAC almost certainly doesn't reach it well. Mini-splits exist for that exact problem.
What I see most often on a mini-split installation call
- Oversizing the head. biggest mini-split mistake. A 24k BTU head in a 200 sq ft ADU short-cycles and never dehumidifies.
- Line-set length. every brand has a max length and a max vertical rise. ADU installers routinely exceed both.
- Drainage uphill. condensate has to go down. I've fixed dozens of installs where the drain runs uphill 'just for a bit.'
- Communication wire faults. the wire between condenser and head carries data. Wrong gauge, kinks, or splices = E1, E5, or P1 error codes.
